Estimating Partly Finished Construction

NOTE-- We retired the BidMagic construction estimating software in 2001. It has been replaced by Goldenseal construction estimating software.

We still include this BidMagic estimating software manual as a convenience for users of our older program. Many features are similar, in Goldenseal estimating.

Partly-Finished Construction Estimating

In some projects, some walls or floors may only be partially finished. You can still use the BidMagic estimating software to handle these construction details.

If the project is considered as a remodeling project, the room cards will allow you to specify exactly what work is to be done on each surface.

On other type of projects, you'll have to adjust some numbers in Dimensions and Specifications to account for the missing work.

For example, to handle a utility room with framing and wallboard installed, but with no taped finish, paint or trim, follow these steps:

  1. Include the walls and floor area of the room in the measurements you entered into the Basic Dimensions card.
  2. Leave the calculated quantities intact on the Structural Dimensions card, since the room will be framed.
  3. On the Finish Dimensions card, leave the wall and wallboard areas intact. Adjust the paint areas downwards by the amount of wall and ceiling areas that is in the utility room, since there will be no paint on those surfaces.
  4. In Specifications, use the full area of the project for wallboard hanging on the Interior Walls & Ceilings card.
  5. Choose taping from the pop-up menu under Plaster & Taping, then unlock the quantity and reduce it by the area of taping in the utility room.

Follow a similar procedure for unfinished floors, unpainted or uninsulated walls, ceilings or floors, and other partly-finished areas.
