Estimating Multi-Unit Construction

NOTE-- We retired the BidMagic construction estimating software in 2001. It has been replaced by Goldenseal construction estimating software.

We still include this BidMagic estimating software manual as a convenience for users of our older program. Many features are similar, in Goldenseal estimating.

Multi-unit Construction Estimating

The BidMagic estimating software can handle multi-family residential projects, or multi-unit commercial work. Simply choose the type of construction you are doing on the first Dimensions card, and enter the number of living units (or businesses).

NOTE: The number of rooms you can add in remodeling projects is limited only by memory. We have tested it for over 200 rooms with no problems.

How you'll handle multi-unit projects will depend on how the units are set up.

Many Identical Units

If you are working on a project that consists of many copies of the same identical unit, follow these steps:

Prepare an estimate for one unit only.
Multiply the total number of units by 100 and enter that number into the Overall Fudge Factor on the Basic Costs card.

NOTE: You may need to pro-rate overall project costs such as site utilities and design costs between the units.

For a 'clumped' project--for example, multiple buildings with four town houses each--follow the steps listed above, but use the cost of one building or one cluster in step 1.
