Estimating Garages

NOTE-- We retired the BidMagic construction estimating software in 2001. It has been replaced by Goldenseal construction estimating software.

We still include this BidMagic estimating software manual as a convenience for users of our older program. Many features are similar, in Goldenseal estimating.

The BidMagic construction estimating software includes project measurements for garages.

Garages

Any garages may either be considered part of the main structure, or entered on this card as separate entities.

Handling a Garage as a Room

Treat the garage as a part of the main building in either of the following cases:

  • It is completely built into the main building (e.g. with a room above it).
  • It is built almost like a regular finished room (e.g. with wallboard, insulation and interior trim).

To handle the garage as a room in the main structure, follow these steps:

  1. Turn off the checkbox next to Garage.
  2. Treat the garage as just another room on the other Dimensions cards. NOTE: If the construction type is Remodeling, make a room for the Garage and enter specific information about what will be done to it. For other construction types, include the garage when measuring the overall structure that will be worked on.
  3. Subtract any work that is not being done in the garage from the appropriate Dimensions and Specifications cards (see page 370).

Handling a Garage as a Separate Structure

Treat the garage as a separate entity in any of these cases:

  • It is completely detached from the main building, or is attached to the main building by only one wall.
  • It is built very differently from the main building.
  • You are building just a garage as an addition.

If the garage is treated as a separate entity, follow these steps:

  1. Turn on the checkbox next to Garage.
  2. On the Exterior Structures card, enter the floor area of the garage, the length of exterior walls around its perimeter, and the length of its contact with the existing building. NOTE: Do not include the contact wall between garage and main structure as a part of the perimeter.
  3. In Specifications, add separate line items for each item of work that will involve the garage.
