Adjusting Estimator Unit Costs |
NOTE-- In 2000 we replaced MacNail with Goldenseal construction estimating software. There are still die-hard MacNail users, so we keep the manuals online for their use! Goldenseal is an integrated program that also includes accounting, scheduling and contract writing features. Each Goldenseal estimate has an adjustment factor, similar to the Fudge Factor in MacNail. Goldenseal also has a system of Assemblies for calculating construction prices, from the raw cost of labor and materials. Adjusting Estimating Prices Before running an actual project estimate through the MacNail construction estimating software, run it on one or two projects you have already finished. Use the projects that have the best available job cost breakdowns. If you don't have any finished projects with decent job costing, then compare MacNail to an estimate that you prepared using your usual method. MacNail offers you two basic ways to adjust its estimators to match your actual costs. *
Fudge Factors can be used to increase or decrease all labor, material and subcontractor costs. They are very
quick and easy to use, although they will be less accurate. See page 65 for more about their use. |
