Labor Costs

We figure that an skilled worker can remove about 28 feet of 2x4 wood wall framing per hour, with some help from an unskilled worker. The price includes hauling the wood to a dump truck or dumpster, and removing all protruding nails from the wall and ceiling at the former location of the wall.

The price does not include tipping fees or the cost of removing materials from the jobsite.

NOTE-- We have carpenters doing this demolition, mainly because that is what tends to happen on smaller remodeling projects. If you have a dedicated crew for demolition, you can probably reduce the labor time per foot, and change the wage rate from carpenter to laborer time.

Material Costs

We consume one wrecking bar for every 166 feet of framing demolition. This cost covers lost and damaged tools, gloves, dust masks and other incidental expenses for the demolition work.

Source of Construction Pricing

We calculated the time using job cost data from quite a few remodeling projects. Generally there was only a small amount of wall framing demolition on each project, so the labor quantities are probably too high for large scale gut/rehab projects that include hundreds of feet of framing removal.

The pricing should be about the same for removal of other types of wood wall framing such as 2x3's and 2x6's.
