Estimating with Net Areas

NOTE-- We retired the BidMagic construction estimating software in 2001. It has been replaced by Goldenseal construction estimating software.

We still include this BidMagic estimating software manual as a convenience for users of our older program. Many features are similar, in Goldenseal estimating.

The net areas are calculated by subtracting door and window areas from the four gross wall areas, and by subtracting stairways and the area underneath walls from the finished floor area.

Normally you will leave these quantities locked--any changes should be made to either the gross area or the opening size instead.

  • Interior Walls-- Calculated by starting with the gross interior wall area, subtracting the area of window and exterior door openings, plus double the area of interior door openings.
  • Wallboard-- Calculated by adding ceiling area to the net interior wall area.
  • Exterior Walls-- Calculated by subtracting the area of window and exterior door openings from the gross exterior wall area.
  • Siding-- Calculated by adding the 'triangles' under shed or gable roofs, plus the area of dormer walls, to the net exterior wall area.
  • Finished Floors-- Calculated by subtracting the area underneath floors and the area of stairways from the gross finished floor area.
