Supervision

NOTE-- We retired the BidMagic construction estimating software program in 2001. It has been replaced by Goldenseal construction estimating software.

We still include this BidMagic estimating software program manual as a convenience for users of our older program. Many features are similar, in Goldenseal estimating.

Supervision

In the BidMagic estimating software program, Supervision covers the general cost of supervising construction work--whether it is done by the owner, a project manager, a foreman or a lead carpenter.

Supervision can include:

  • Material ordering.
  • Subcontractor meetings and coordinating.
  • Time spent with the architect or owners.
  • Office phone time.
  • Punch lists and jobsite inspections.
  • General jobsite supervision.

HINT: It is usually easier to allocate 'hands on' time spent by a lead carpenter or foreman into framing or whatever work is being done at the time, but you can also include that work as a part of general Supervision, if you prefer to include it there instead.

Supervision as a Percentage

BidMagic allows you to calculate Supervision as separate percentages on top of labor, material and subcontractor costs. Enter the percentages that you would like to add to cover supervision for each type of cost.

HINT: In Turtle Creek Construction, we used 5%, 2% and 4% respectively for supervision of Labor, Materials and Subcontractors.

If you lock the labor or subcontractor percentages, they will use the same number as material supervision.

Supervision as a Dollar Cost

You may also calculate Supervision as a fixed dollar cost--either instead of using percentages, or as an addition to them. Enter the amount to budget for supervision, and it will be directly added as a dollar cost in Soft Costs.

Supervision as a Hard Cost

If you prefer to track Supervision as a hard cost rather than as a soft cost percentage, set the numbers in Soft Costs to zero, and enter supervision hours as a line item in Project Overhead instead (see page 282).
