Estimating Room Counts

NOTE-- We retired the BidMagic construction estimating software program in 2001. It has been replaced by Goldenseal construction estimating software.

We still include this BidMagic estimating software program manual as a convenience for users of our older program. Many features are similar, in Goldenseal estimating.


Room Counts

When you use the BidMagic construction estimating software program to prepare an estimate, enter the total number of bedrooms, bathrooms and kitchens that will be worked on as a part of the new construction, addition or gut/rehab project. Also check off any other rooms that will be included in the project.

Treat any of the following as one room:

  • Each regular room, including a full or 'half' bathroom.
  • Each hallway.
  • Each room in a finished basement.
  • An attached garage, if it is being considered as a room (see pages 223-225).

Do not include any of the following as a separate room:

  • Closets.
  • Crawl spaces, unfinished attics, unfinished basement rooms, or other unfinished utility areas.
  • Courtyards or other open areas.
  • Decks or porches.
  • Detached garages, or attached garages being treated as a separate structure (see pages 223-225).

Except for kitchens, baths, bedrooms and laundry rooms, the specific types of rooms are used only to arrive at a total room count.

HINT: When estimating a non-residential project, don't worry about which is the 'living' or 'dining' room. Simply click on enough rooms to give the correct room count, or unlock the room count and enter it directly.

If Total Number of Rooms is locked, it will automatically add up the number of rooms specified below it.

HINT: If you need to change that total because there are additional rooms, unlock the field and enter the actual number of rooms to be worked on.
