Construction estimating unit price for 12" wood floor trusses or truss joists.

Unit Size

One square foot of floor framing area.

Labor Costs

We figure about 50 square feet of framing completed per hour for a skilled carpenter with an unskilled part-time helper.

Material Costs

We figure 1/2 lineal feet of truss per square foot, based on 24" joist spacing. We also include some 2x12 lumber for band joists and fill-in.

Suggested Quantity

Upstairs floor area.

This unit cost includes multipliers for labor and materials, so 12" spacing will double the cost and 16" spacing will increase it by 50%. Goldenseal takes the spacing from the Structural Dimensions layout in each estimate.

NOTE-- If you want to be precise about material quantities, turn off the Material Multiplier (MM) checkbox for the 2x12's. As the spacing decreases, you won't need more band joists. We actually leave the adjuster in since the tighter spacing tends to occur on higher quality work, and the extra material cost helps to keep the price more accurate.

HINT-- Floor framing cost per square foot can vary quite a bit for different projects, depending on spans and complexity. However it's not a very large part of overall framing costs. If you are going to fuss with any unit prices, you're probably better off doing it with wall and roof framing costs.
