Beef Up Framing Cost

Construction Item Description

A ballpark unit cost for beefing up existing framing in an older building. This might include doubling up of floor joists or roof rafters, adding headers at wide openings or replacing water-damaged framing.

NOTE-- This unit cost applied pretty well to the circa-1910 buildings that were a staple for Turtle Creek Construction. You may want to adjust it for different building eras and building conditions.

Unit Size

One square foot of finished area.

Labor Costs

We figure one carpenter hour for every 75 square feet of floor area.

Material Costs

We figure one 2x4-8 and one 2x6-8 for every 16 square feet of floor area. This is just a ballpark guess for rough estimating. When making a material takeoff for this item, you'll probably want to develop a more specific lumber list.

HINT-- Since the specs for this item are so vague, you should probably use it only for spec houses or ballpark estimating. For an actual construction project estimate, you'll be better off to price this kind of work with an Allowance.
