Estimating Quality Adjustments

NOTE-- We retired the BidMagic construction estimating software program in 2001. It has been replaced by Goldenseal construction estimating software.

We still include this BidMagic estimating software program manual as a convenience for users of our older program. Many features are similar, in Goldenseal estimating.


Setting Quality Adjustments

Unlike the Fudge factors and the Locality factor, the Quality factor is not applied equally to all construction costs. Instead, it is 'weighted' so some items increase in price faster, with increasing quality of construction work.

To change the amount of increase for each construction area, click the Set Quality Adjustments button. It takes you to a Quality Adjustments card, where you can change the impact of the Quality Factor on each construction category.

Each cost category has its own slide controls for Labor and Materials. They are multiplied by the overall Quality factor to arrive at a specific Quality adjustment for each cost area within our estimating software.

EXAMPLE 1: Site Prep has a labor adjustment of .2. If the overall Quality factor is 40%, Site Prep labor will increase by only 8% (.2 times 40%).

EXAMPLE 2: Finish Utilities has a material adjustment of about 2.5. If the overall Quality factor is 40%, its price will increase by 100% (2.5 times 40%).

To adjust any of the individual labor or material quality adjustments, click on the or slider control and drag it to either side. Moving the slider to the left means that the price of that item will go up more slowly, as the quality increases. Moving the slider to the right means that the price will go up more quickly.

HINT: Try to balance the individual adjustments so the overall Labor and Material adjustments (shown in bold next to the titles) are exactly 1. This insures that the overall Quality Factor adjustment will be as close as possible to the Quality Factor itself.

Some of the Quality adjustments in the BidMagic construction estimating software program affect more than one cost category. Groupings that are not obvious are listed below:

  • Site Work & Cleanup-- Site Work, Demolition, Excavation, Equipment, Cleanup.
  • Weatherproofing-- Roofing, Exterior Trim, Siding, Insulation.
  • Rough Utilities-- Rough Plumbing, Rough Electrical, HVAC.
  • Special Items-- Special Systems, Special Construction.
  • Finish Utilities-- Plumbing Finish, Electrical Finish, Appliances.
