Using Labor/Material Adjustors

NOTE-- We retired the BidMagic construction estimating software in 2001. It has been replaced by Goldenseal construction estimating software.

We still include this BidMagic estimating software manual as a convenience for users of our older program. Many features are similar, in Goldenseal estimating.

The BidMagic construction estimating software includes adjustors for the labor and material components of an estimating unit cost.

Using Labor and Material Adjustments

Labor and material adjustments will always start with an arithmetical operator--usually a multiplication sign. The adjustment formulas are used to modify the 'stock' unit prices, based on a change in construction dimensions.

Labor or material adjustments allow you to have one line item in Specifications that can calculate prices for many different choices.

For example, the labor adjustment for some exterior wall framing items is *(extSpacing+0.5). ExtSpacing is the number of studs per foot, while the 0.5 covers the installation cost for top and bottom plates. If you switch from 16" on centers to 24" on centers, the labor adjustment will automatically adjust the labor it takes to install the extra studs.
The material adjustment for the same exterior wall framing items is *averageceiling/8*(extSpacing+0.5). This adjust the cost of materials for both ceiling heights and stud spacing.

The following construction dimensions will often be used for Labor and Material Adjustments:

  • Footing width and depth-- to adjust for the volume of concrete in footings.
  • Foundation wall thickness -- to adjust for the volume of concrete in poured walls.
  • Pier or Piling diameter-- to adjust for the volume of concrete in piers or pilings.
  • Slab thickness-- to adjust for the volume of concrete in floor slabs.
  • Stud/Joist spacing-- to adjust for the extra framing needed for closer stud or joist spacings.
  • Sheathing thickness-- to adjust for the extra cost of thicker plywood or other sheathing materials.
  • Baseboard, Door Casing and Window Casing widths-- to adjust for the board footage needed for different sizes of cut trim.
  • Number of Paint Coats-- to adjust for the extra labor and materials used for each additional coat of paint.
  • Insulation Thickness -- to adjust for the additional material cost of thicker insulation.
