Estimating Locality Factor

NOTE-- We retired the BidMagic construction estimating software program in 2001. It has been replaced by Goldenseal construction estimating software.

We still include this BidMagic estimating software program manual as a convenience for users of our older program. Many features are similar, in Goldenseal estimating.


When using the BidMagic construction estimating software program to make a rough estimate, use the Locality factor to adjust for the differing cost of construction in different neighborhoods.

NOTE: If you are making a finished construction estimate, this factor will not be shown on the Basic Costs card.

To change the Locality factor, click on the cycle button or on the location icon until the correct locality is displayed. To see a list of all localities, hold down the Option key when you click on the cycle button (see page 81).

Each location has a different percentage adjustment, which shows in the field to the right of the locality icon. If the Locality factor is a positive number, overall costs will be increased by that percentage. If it is a negative number, costs will be decreased by that percentage.

To change the Locality factor for any locality, use the nudge button, or type in a new adjustment factor.

When you change the factor for any locality, it's a permanent change--the new rate will be used every time in the future that you use the same locality.
