Soft Costs

NOTE-- We retired the BidMagic construction estimating software in 2001. It has been replaced by Goldenseal construction estimating software.

We still include this BidMagic estimating software manual as a convenience for users of our older program. Many features are similar, in Goldenseal estimating.


To enter indirect or 'soft' costs, choose Soft Costs from the Navigate menu.

Soft costs are indirect construction costs such as interest, supervision and sales tax. Along with overhead, profit and contingencies, they will be added to the 'hard' or direct construction costs to produce a finished bid.

General Supervision

BidMagic lets you enter either percentages or a fixed dollar amount, to cover the cost of a Project Manager, a Supervisor, or the owner's supervision time.

Sales Tax

If Sales Tax will be figured into the project cost--either on purchased materials, or as a charge to the client--enter the local tax rate on Labor, Materials and Subcontractors.

HINT: If all three sales tax rates are the same, lock the rates for Labor and Subcontractors so they'll be based on the Materials tax rate.

If sales tax is based only on your actual expenses, click Hard Costs Only. If it is applied to the final bid price, click All Costs.

Other Soft Costs

Enter each of the other soft costs that apply to the project.
