Soft Costs

NOTE-- We retired the BidMagic construction estimating software in 2001. It has been replaced by Goldenseal construction estimating software.

We still include this BidMagic estimating software manual as a convenience for users of our older program. Many features are similar, in Goldenseal estimating.

Soft Costs

The BidMagic construction estimating software gives you the option to show or hide soft costs, overhead, profit and contingencies. Either is a legitimate way of looking at project costs--which you choose will depend on how much business information you wish to reveal to the clients.

NOTE: If you sometimes want to show soft costs and sometimes want to hide them, simply click on the checkbox to switch between the two methods.

Showing Soft Costs

Show Soft Costs if you are using the Bottom Line strictly for your own use, or if you'd like the client to be able to see the exact amounts you are budgeting for overhead, profit, contingencies and other soft costs.

To show soft costs as individual line items, turn on the Show Soft Costs button near the bottom of the window. Soft Costs will be listed below the actual hard construction costs--you may have to scroll down to see them.
When showing Soft Costs, each hard cost line will include only the actual construction costs for that category.

Hiding Soft Costs

Hide soft costs if you will be showing the Bottom Line to the client, and you do not want to reveal the amounts budgeted for overhead, profit and other soft costs.

To hide soft costs, turn off the Show Soft Costs button near the bottom of the window. Soft costs will no longer be itemized. Instead, they will be distributed through each of the hard construction costs--which will be adjusted upwards so the contract price remains the same.

When hiding Soft Costs, each hard cost line will include both construction costs, and a share of soft costs.
