Demolition unit cost for removal of plaster and plaster lath.

Useful for cost estimating of demolition and remodeling projects on older buildings.

Labor Costs

We figure about 50 square feet of demolition per unskilled hour.

This cost includes removal of the plaster and lath and hauling it to a dumpster or truck. The cost does not include tipping charges or labor to empty the dumpster or truck.

Material Costs

We throw in one lost wrecking bar per 500 square feet of demolition area. This also helps cover other "wear and tear" costs for items such as gloves, dust masks etc.

Suggested Quantity

This unit cost uses the wallboard demolition area (which is calculated from the area that gets new surfaces but not new framing).

Source of Construction Pricing

We calculated this demolition unit cost from our job cost data from Turtle Creek Software. We remodeled many older houses and were able to test the pricing quite a few times. A demolition subcontractor doing nothing but demolition estimating can probably reduce the labor cost for this item.

HISTORICAL NOTE-- Plaster lath was an interesting transition between the earlier wood lath, and the later drywall with taped finish. It kind of lives on in the blueboard that is used under a thin plaster coat in some areas. The hard plaster finish is much more durable and attractive, if you can afford the artisanship that it requires.
