Floor Sleeper Framing Cost

Construction ITEM DESCRIPTION

Construction estimating unit cost for installation of treated 2x4 sleepers on a concrete slab on grade. The cost includes installation and attachment of the sleepers only (enter the subfloor as a separate item).

The cost is based on "shooting" the sleepers to the slab with a .22 cartridge nail gun. The cost will be slightly higher if you are hand nailing.

HINT--- They're called sleepers because the 2x4's are generally installed flatwise instead of vertically.

Unit Size

One square foot.

Labor Costs

We figure about 100 square feet installed per hour by a skilled carpenter, with a little help from an unskilled laborer.

Material Costs

The cost includes a little more than 1/2 foot of 2x4 per square foot of floor area (that gives you spacing on 2 foot centers, with a little extra at the ends). We figure an 8% waste factor for trimming to size, and we also include .22 cartridge nails for attaching the sleepers to the slab.

NOTE-- The cost does not include a vapor barrier or insulation between the framing members.
