Estimating Room Framing

NOTE-- We retired the BidMagic construction estimating software in 2001. It has been replaced by Goldenseal construction estimating software.

We still include this BidMagic estimating software manual as a convenience for users of our older program. Many features are similar, in Goldenseal estimating.

Framing Estimating

BidMagic estimating software lets you determine the exact type of construction you'll do on each surface.

Click in the Framing diagram to indicate the surfaces that will receive new framing materials.

  • For a new room, this will be any surfaces that are being built new.
  • For an existing room, this will be any surfaces that are being completely rebuilt with new structural framing (not just new surface materials).

Darken the floor if you are building a new floor structure--whether it consists of wood joists, floor trusses, a concrete slab, or some other structural material. Don't darken the floor if all you are doing is putting down a new subfloor and/or a new finished floor.

Darken any walls that will be built from wood studs or any other structural material.

WARNING: If you are building several new rooms that are alongside each other, it's important to include wall framing in only one of the attached rooms!

Darken the ceiling if you will be framing it with new structural materials--whether it is the bottom of roof rafters or trusses, or independent ceiling joists.

WARNING: If the floor framing in a new upstairs room will also be used as new ceiling framing in the room below it, do not darken ceiling framing in the lower story room, since the materials are already included from the room above it.

Any exterior surfaces being reframed will also be included in the exterior siding area, since something will have to cover that new framing on the outside.

In an existing room, any surfaces (except interior partitions) that are being reframed will also be added to the 'suggested' quantity for demolition, since you'll probably be removing what is already there, first.
